Shopping malls in major Chinese cities like Beijing and Shanghai are seeing a shift in ground-floor tenants as electric vehicle (EV) showrooms decline amid slowing sales. Once prime attractions, many EV stores have closed, making way for brands that better drive consistent foot traffic. New tenants include toy company Pop Mart, sportswear brand Lululemon, and robotics firm Unitree Robotics. Experts say landlords now favor lifestyle, dining, entertainment, and experiential retail, which boost customer engagement and rental income. Strong tenant sales are closely tied to higher rents and occupancy rates, making these emerging brands more attractive for mall owners in a changing retail landscape.
